Don't assume all of Great Britain operates under the same Town Planning system!

As I am based in the North West of England, so are lots of my developer clients and one or two have started to stray over the border to Wales, to build their investment and development portfolios.
I thought therefore I would share a helpful tip, as perhaps this is you? 👉🏻 Or you might be investing in England and looking across the border to Wales.
✅ Please be aware England and Wales operate under different permitted development rights systems. So for example in Wales there is no permitted development rights to convert offices (which are still a B1 Use Class) to residential use.
Wales also brought in a C5 Use Class (second homes) and C6 Use Class (short- term lets) which you can move between C3, C5 and C6 uses (depending on which you are looking at).
✅ Please be aware though, Welsh Authorities (like England) can though, exercise powers to seek 'blanket' removal of permitted development rights under Article 4 measures.
Please don't 'assume' you have permitted development rights on a property you may be looking at buying, always get professional advice!
